Whether you are looking for a fully managed service or let only, we aim to maximise your rental income whilst taking care of all the work finding tenants and managing your property.

As landlords ourselves, we base our service around two core themes. Firstly, to rent the property as quickly and for the best return possible. Secondly, to ensure the property is maintained in the best condition throughout the tenancy.

We are members of the UKALA and ombudsman services, Plymouth City Council approved HMO managers, NLA accredited Landlords and hold qulaifications through the NFOPP.

All rents and deposits are held in designated client accounts that are independantly inspected, and have client money protection in place through the UKALA.

We have a simple pricing structure with no setup charges:

Fully Managed:

For 12% of monthly rental income we will:

  • Take details and photographs
  • Carry out inventories
  • Advertise with boards, on website and property portals
  • Accompany viewings
  • Select tenants
  • Prepare tenancy agreements
  • Protect deposits and register with the Tenancy Deposit Scheme
  • Manage utilities*
  • Collect rent and transfer to your account
  • Provide monthly statements
  • Take all calls from tenants regarding maintenance
  • Arrange maintenance during the tenancy with one of our preferred suppliers (up to an agreed amount)
  • Regularly visit the property
  • Make final inspection to check inventory, cleanliness and final bills paid
  • Return deposit to tenant minus any deductions

Let only:

For 50% of first month rental income we will:

  • Take details and photographs
  • Advertise with boards, on website and major property portals
  • Accompany viewings
  • select tenants
  • Prepare Tenancy agreement
  • Collect deposit and first month rent*

Additional Fees

  • Deposit protection - £35
  • Non Resident Landlord Scheme Administration - £50
  • Project management of major works or repairs over £500 - 10% of total cost
